Chiang Mai is not a very large city but it has distinct areas with a historical background that fostered the rise and prevalence of certain elements of the sex industry there. Here's an overview to plan your mongering time efficiently when cruising Chiang Mai in search of the best sex places.

Erotic Zones of Chiang Mai: best areas to visit
These are the streets stretching out from Taphae Gate along Loi Kroh Road towards Kampaengdin Road and then Sridochai. I call these the tourist areas because they were the obvious places to go to in a distant past, a few decades ago. when Taphae Gate was still the only centre of Chiang Mai, and Nimmanhaemin and the west of Chiang Mai didn't really count. Even longer ago, merchants from outside the city used to arrive along Taphae Road at Taphae Gate, which was the undisputed centre of the town. Kampaengdin used to be full of brothels and even now, the spirit of past prostitution still lingers around it, despite the government's 'clean up'.
You'll find a lot of little bars, snooker table places, happy ending massage shops and even some brothels in this area. Compared to Bangkok or Pattaya, it's of course small, but perhaps that's the beauty of Chiang Mai: that sleazy parts in the open are less pronounced and that you go about doing your thing in a more discrete way.

A plus of going to places in the Tourist Area is that many girls are able to speak a decent word of English, as they are just used to tourists, so if having something like a chat is something you appreciate during the massage, then this could be a reason to stay here.
Another reason is that it's just easy to walk past many small establishments, see the faces of the girls who normally sit on the streets and pick the one you like. There won't be any surprises as compared to booking a girl somewhere else, based on a picture.

Changklan Road is a rather long road, it stretches out from Taphae Road in the north all the way to Mahidol Road which is part of the Super Highway in the south. The northern part is the touristic Night Bazaar, which was probably the tourist street in the old days with little shops and markets, but has now has a feel of past glory over it, although the government has recently made good efforts to embellish some of the market areas along the main road of the Night Bazaar. Nevertheless, during the covid-19 area the difference between the old and the new areas became rather clear, with the entire Nightbazaar closed and deserted, while the new area of Nimmanhaemin in the west still had traction.
The beginning, northern part can actually be considered part of the Tourist Area as in A, and as you go down South, it starts to be less touristic but there is some walk-in traffic from the big hotels. More southern you reach the geographicallly lowest area of Chiang Mai, this is where in a distant past the elephants used to bath, hence the name Changklan [ช้างคลาน = crawling elephant].
Changklan Road and surroundings has over the years developed a cluster of sex businesses, with large erotic massage parlours moving up at the facade of the road, as a stark contrast to trying to remain hidden in side alleys. The reason for this cluster to develop here is probably because it is not so popular as the prime areas in town (Nimmanhaemin, Wat Phrasingh and some parts of the Old Town), there are always buildings for rent, there is some parking and it's not too far from other parts of town. In the area surrounding Changklan Road, such as Charoen Prathet, Chiang Mai Land and Kampaengdin, there are always streets with large enough buildings to give a chance to yet another sex business to try and succeed, or fail.
The Changklan Road area is not high-so like Nimmanhaemin area or the west of the Old Town, but it's also doesn't feel as low-so as some parts of Santitam or some areas south east of the railway station. In a way, it can remind you of Geylang in Singapore where a lot of sex business is housed, or Jordan and Yaumatei in Kowloon, Hong Kong. They are all not in the prime high end area and some have a bit of a sleazy feel to it, but there is a huge cluster of sex businesses.

SUMMARY: This can be an efficient sex trip, you will always find some girl that you like in a relatively short time, but, with some exceptions, the treatment won't be anything extra-ordinary and you may question how good things are for the girls, and for future customers.
RECOMMENDED PLACES: Absolute Paradise Spa always had a good system of training and care for employees. Dolphin Spa is one of the most ethical shops in Chiang Mai.
Santitam Area is not a high-end area, there are parts which feel a bit rundown and then there are parts which look okay. Overall, it's kind of a cute area that has a good vibe though.
Partly since Santitam is close to one of Chiang Mai's main universities, Rajaphak, there are a lot of cheap apartment builldings around and for all those students there is also work in small bars and massage shops. In some areas, it can feel a bit dense, with lack of parking as well. Besides a few popular teen massage / happy ending by hand massage shops, there are also plenty of bars where you can have a drink and a chat with young girls and make your own private arrangement in a natural way, and also a few rather low-so brothels.

Nimmanhaemin area, or in short Nimman as the locals say it, is by all standards the number one spot in Chiang Mai: nice hotels, walking streets with cute shops, bars, restaurants and places of entertainment. It developed in the past 20-30 years to become the prime area to be, both for locals and for foreigners. There are tourists here, but it's not like tourists on the Night Bazaar, and not like backpackers near Taphae Gate. This is the most upmarket area in town, and surprisingly still with very affordable prices.
Nimman is, if you will, like Tsimshatsui or Central is in Hong Kong, it's the Ginza of Tokyo or the Gangnam of Seoul, although of course it's much smaller.
It's no surprise that the most innovative and best shops of the city's sex industry are also located here.
